Sophie’s Hoarders House Clearance Service Berwick Upon Tweed Customer Reviews
Client Location: Berwick-upon-Tweed, Northumberland

Client Type: Executor of estate (family member)
Service Provided: Full hoarder clearance, deep clean, pest sanitation, and probate-ready preparation
Duration: 6 days
Team Size: 4 specialist clearance operatives
Background
In July 2025, Sophie’s Cleaning Company was approached by a client who had recently lost a relative and had been appointed executor of their estate. The property, located just outside the centre of Berwick-upon-Tweed, had been left in a hoarded state after years of undiagnosed mental health challenges.
The client lived over 200 miles away and needed a trustworthy, local clearance team to handle everything: clearing, cleaning, hazard management, and respectfully salvaging sentimental items. The home had to be brought to a clean and presentable condition to be listed for sale under probate.
Initial Assessment & Planning
We arranged a virtual walkthrough with the client followed by a site inspection carried out by our team, who are fully DBS-checked and trained in trauma-informed care.
Our on-site findings:
Floor-to-ceiling clutter in every room, including the stairwell and landing
Large volumes of newspapers, books, clothing, and household items covering furniture
Evidence of mould, moisture damage, and a persistent musty odour
Animal waste and rodent activity in the kitchen and loft
Personal items scattered without organisation, including financial documents and family keepsakes
Electricity and heating systems inaccessible due to blocked switches and appliances
We prepared a full risk assessment, proposed a detailed work schedule (including pest treatment), and issued a written, fixed-fee quote. The client approved the plan, and we began work the following week.
️ The Process
Day 1–2: Hoarder Clearance & Item Recovery
Removed over 6.5 tonnes of waste:
General household rubbish
Expired food and packaging
Deteriorated soft furnishings and mattresses
Sorted belongings into four categories:
Keep / sentimental
Donate (in agreement with the client)
Hazardous (e.g. sharps, spoiled materials)
Dispose
Safely recovered and returned to the family:
Handwritten letters
Photo albums and framed pictures
A jewellery box, birth certificates, and savings books
Day 3: Pest Control & Structural Safety Check
Coordinated a pest control specialist to treat for:
Rodents in loft and kitchen voids
Insects (silverfish and carpet beetles)
Removed contaminated insulation from the loft and applied sanitising treatment
Identified a leak behind the washing machine contributing to mould growth
Day 4–5: Deep Cleaning & Mould Remediation
Treated black mould in bathroom, kitchen, and utility room using eco-friendly fungicides
Deep-cleaned all walls, woodwork, tiles, and radiators
Steam-cleaned all surfaces and hard flooring
Replaced unsalvageable flooring under kitchen units
Installed a temporary dehumidifier system to begin moisture control
Day 6: Final Touches & Documentation
Fully deodorised property using commercial fogging system
Cleaned windows inside and out
Prepared a full photo inventory and clearance report for the client’s solicitor handling the probate process
Handed back keys, along with a USB copy of the before-and-after transformation

Why This Job Stood Out
Remote Executor Management: The client lived far away, so all communication, updates, and approvals were managed remotely
Legal Coordination: The work had to align with probate requirements and timelines
Sensitive Handling: Valuable and emotional items were carefully located and preserved
Environmental Hazards: We tackled advanced mould, pests, and sanitation risks
Cottage-Specific Challenges: Narrow staircases, old floorboards, and limited access required strategic planning and delicate handling
