Background

In mid-July 2025, Sophie’s Cleaning Company was contacted by a local housing association responsible for several properties in and around New Lynemouth, a coastal community with a mix of council and private housing.

One of their tenants—a single elderly man—had recently been moved into assisted living due to health concerns. Upon gaining access to his former flat, the housing team discovered extreme hoarding conditions that rendered the property completely uninhabitable. Due to health and safety risks, they required a licensed, discreet, and efficient team to restore the flat to a safe condition for future tenancy.

They contracted us for:

Full removal of hoarded waste (including biohazards)

Pest control and decontamination

Deep cleaning and deodorisation

Recovery of any identifiable valuables or personal effects

Site Assessment Summary

Our team conducted an on-site survey within 24 hours of the call-out. Key findings included:

Entry almost entirely obstructed by stacked bin bags, newspapers, broken electricals, and food containers.

Heavy evidence of long-term neglect and rodent infestation.

Black mould was visible on walls and ceilings, especially in the kitchen and bathroom.

Bathroom was unusable, containing refuse, soiled linens, and biohazardous material.

The living room and bedrooms had floor-to-ceiling stacks of mixed hoarded items, including damp clothing, packaging, and electronics.

Air quality inside the flat was extremely poor due to mould spores, ammonia odour from urine, and decaying organic material.

Signs of hazardous waste included hypodermic needles, expired medications, and rotting food.

This was classified as a Level 4 (Extreme) Hoarding Case, requiring licensed waste handling, biohazard PPE, and pest mitigation.

️ Day-by-Day Project Breakdown

Day 1: Safety Prep & Initial Entry

Team arrived in full PPE: disposable coveralls, filtered respirators, gloves, and steel-toe boots.

Deployed air scrubbers to begin improving air quality before prolonged entry.

Cleared immediate access route through hallway and living room, allowing for safer movement.

Removed over 1.2 tonnes of general waste (bagged and containerised for licensed disposal).

Identified hypodermic needles during initial clearance—sharp box disposal procedures followed.

Day 2: Kitchen Clearance & Decontamination

Entire kitchen stripped of rotten food, pest nests, mouldy cardboard packaging, and broken appliances.

Cupboards and walls treated with antifungal disinfectants.

Appliances (fridge, cooker) removed under biohazard protocol.

Found multiple rodent entry points—reported to client and pest control team.

Day 3: Bathroom Biohazard Work

Bathroom required full PPE and biohazard control due to human waste and standing water.

Items removed under contamination control guidelines.

Black mould treated on ceiling and tile grout.

Bath and toilet fixtures deep-cleaned with chemical-grade disinfectants.

Day 4: Bedroom 1 Clearance

Bedroom 1 had over 60 black bags of clothing, paper, and unsorted household waste.

Furniture (mattress, wardrobe) removed due to mould and urine contamination.

Under the bed, we recovered a small lockbox containing bank documents, utility bills, and personal letters—stored securely and returned to the housing association.

Day 5: Bedroom 2 & Loft Hatch

Bedroom 2 was used primarily for storage—cleared of broken shelving, packaging, and damp books.

Minor ceiling collapse near loft hatch noted (from water ingress)—flagged for repairs.

Retrieved a sealed suitcase with a collection of family photos, clothing, and an old pocket watch, which the association opted to preserve for the tenant’s family.

Day 6: Pest Control, Deep Cleaning & Ozone Treatment

Entire flat was fogged with an insecticidal disinfectant to neutralise insect and rodent traces.

All hard surfaces scrubbed, sanitised, and deodorised.

Applied ozone generator for 8 hours to neutralise deep-set odours from mould, urine, and decay.

Waste collected: ~6.7 tonnes, logged and removed via Environment Agency–registered partners.

Final quality inspection passed by the housing officer.

⚠️ Challenges & Solutions

Severe Biohazard Risks: Presence of needles and waste demanded heightened biosecurity measures. Our trained technicians handled this under full contamination protocol.

Pest Infestation: Live rodent nests and droppings found in kitchen cupboards. Our pest control partners treated and sealed all access points.

Emotional Discretion: As the tenant was still alive (though relocated), all personal items found were documented and securely returned to the housing association for appropriate handling.

Building Damage: We identified structural risks early (water damage in ceilings, collapsed skirting) and worked only in safe areas—documenting others for follow-up repair teams.

✅ Results

By Day 6, the flat had been completely transformed:

100% of hoarded items removed

Biohazards neutralised and properly disposed of

Flat cleared, cleaned, disinfected, and deodorised

All identified personal documents and keepsakes recovered and returned

Pest infestation eliminated

Property handed back to the housing association, ready for maintenance and redecoration
