Overview
In June 2025, Sophie’s Cleaning Company was approached by the grandson of an elderly woman living alone in Whitehall, County Durham. The home had become heavily impacted by hoarding over the course of more than 15 years. Following a recent fall and hospital admission, it became urgent to clear and clean the home before she could be safely discharged.
The family were emotionally overwhelmed and didn’t know where to start. They needed a professional, compassionate, and confidential clearance team who could handle the situation with care.
That’s when they contacted Sophie’s Cleaning Company.
The Situation
Upon our first inspection, the property presented multiple high-risk challenges:
Floor-to-ceiling clutter in nearly all rooms, including hallways and staircases
Kitchen and bathroom were unusable due to excessive hoarding and unhygienic conditions
Mould and damp in the living room and downstairs hallway
Rodent droppings and nesting evidence behind furniture and along skirting boards
Emotional attachment to items, requiring sensitivity when removing belongings
In its current state, the house was considered unsafe for re-entry by medical staff. Our goal was to restore it to a habitable, clean, and dignified condition.
️ Our Process
Our team followed a structured and trauma-informed process, designed to minimise disruption, protect the client’s dignity, and deliver professional results.
1. Free Site Assessment & Consultation
We conducted a same-day site visit and developed a tailored clearance plan. The family appreciated our no-judgment approach, straightforward pricing, and full transparency about how we would handle the most sensitive areas.
2. Health & Safety First
Before clearing, we prepared the site by:
Wearing full PPE (masks, gloves, suits, boots)
Installing portable ventilation to reduce airborne dust and spores
Using anti-viral fogging machines to neutralise bacteria and odours in high-risk zones
3. Careful Sorting & Responsible Removal
The clearance phase took 3 full working days. Each item was evaluated and placed into one of four categories:
Keep – family photos, jewellery, personal letters
♻️ Donate – clothing, books, small appliances in good condition
️ Dispose – contaminated or broken items
Review – items that the family wanted a second look at before discarding
We recovered 3 family photo albums, legal paperwork, and a jewellery box that the family believed had been lost.
In total, we safely removed over 4 tonnes of waste, coordinating with a licensed County Durham waste contractor for legal and eco-friendly disposal.
4. Deep Cleaning & Sanitation
Once the home was cleared, we undertook a comprehensive clean:
Industrial carpet shampooing and sanitisation
Anti-mould treatment and repainting of two internal walls
Complete kitchen and bathroom deep clean, including descaling, disinfecting, and degreasing
Ozone and odour neutralisation treatments
Disinfection of all hard surfaces, touchpoints, switches, and handles
We used eco-friendly products where possible, balancing effectiveness with sensitivity to the client’s health and respiratory concerns.
5. Final Walkthrough & Support
On Day 5, we conducted a final walkthrough with the family. We also provided a Post-Clearance Report with:
Before/after photos
List of recovered valuables
Certificate of biohazard clearance
Maintenance recommendations for future upkeep
The Results
The home was restored to a safe, liveable condition
The family was able to begin re-decorating and planning for their grandmother’s return
Emotional items were recovered and preserved
The home passed the district nurse’s inspection within 48 hours of completion
Client Testimonial
“We didn’t know where to start, and honestly, we were embarrassed. Sophie’s team was incredibly understanding from day one.
