Background

In mid-July 2025, Sophie’s Cleaning Company was contacted by a local landlord in Prudhoe who had recently regained possession of a rented two-bedroom home after the elderly tenant was relocated into care. The tenant had been struggling with hoarding disorder for many years, and the landlord—working closely with the tenant’s family—needed a full clearance and deep cleaning service in preparation for potential refurbishment.

Due to the sensitive nature of the case and the emotional distress caused to the family, the client required a service that was discreet, respectful, and highly thorough, especially as key legal documents, photos, and sentimental possessions might still be buried beneath the clutter.

Initial Site Assessment

Our team conducted a full walk-through under strict safety procedures. We found:

The front door could barely open due to a wall of stacked black bags, clothing, and loose packaging.

The living room was completely inaccessible, buried under old furniture, stacked newspapers, broken electronics, and bags of junk mail.

The kitchen showed signs of biological contamination, with mould-covered food, evidence of rodent activity, and collapsed cupboard units.

The bathroom was non-functional, blocked with hoarded items and covered in damp and mildew.

Both bedrooms were piled with boxes and clothing, with only a narrow tunnel leading through one of them.

There was significant fire risk, with all exits blocked and wiring tangled under debris.

The entire house carried an overwhelming stench of rot, mildew, and stale cigarette smoke.

Windows and vents were sealed shut, causing poor ventilation and trapped humidity.

We discussed the clearance plan with the landlord and family, emphasising safety, salvaging, and sensitivity as our top priorities.

️ Day-by-Day Clearance & Cleaning Process

Day 1: Secure, Assess, Begin Decluttering

All team members outfitted in full PPE (including respirators, safety boots, and hazmat suits).

Zones established (Living Room, Kitchen, Bathroom, Bedrooms, Stairwell).

Immediate removal of biohazards from the hallway and entrance (rotting food, soiled textiles, broken glass).

Set up skip access through rear of property to avoid public attention on the main street.

Day 2: Living Room Excavation

2.8 tonnes of material removed: old clothes, magazines, VHS tapes, plastic containers, and damaged furniture.

Found and preserved a box of World War II memorabilia, family letters, and a signed football programme from the 1960s.

Removed and disposed of heavily contaminated carpet and underlay.

Began pest control sweep for evidence of mice behind cabinets.

Day 3: Kitchen Deep Clean & Appliance Removal

Disconnected and safely removed two rusted white goods (fridge and cooker).

Cleared 18 bin bags of spoiled food, pest-infested packaging, and unusable crockery.

Dealt with severe grease buildup and odour embedded into wall tiles and ceiling.

Used industrial-strength degreasers and enzyme cleaners to break down organic residue.

Disposed of all cupboards that had suffered structural damage from damp and pests.

Day 4: Bathroom Access & Decontamination

Cleared entryway and removed layers of hoarded materials.

Mould was treated on tiles, walls, and ceiling using antifungal agents.

Toilet and sink sterilised and unclogged after years of non-use.

Pest prevention solution applied to subfloor and surrounding pipework.

Odour neutraliser fog applied at end of day.

Day 5: Bedroom Restoration & Loft Access

Removed over 35 bags of old clothing, cardboard boxes, and broken bed frames.

Recovered three boxes of personal photographs, ID documents, and financial records (carefully returned to family).

Accessed the loft to remove an additional 10 bags of debris, including bird-nested insulation and old textiles.

Treated wooden floorboards for signs of rodent urine and water damage.

Day 6: Deep Cleaning, Fogging & Finishing Touches

Full-house industrial steam cleaning (floors, walls, radiators, windowsills).

Applied antimicrobial fogging treatment to eliminate deep-seated pathogens and odour molecules.

Ozone generator run for 8 hours to purify air and lift embedded cigarette smoke smell.

Final inspection with landlord and family members.

Delivered a full report with photos and documentation of all valuables returned.

⚠️ Challenges Overcome

Biohazard Risks: Rotting food, pest contamination, and long-term mildew exposure were handled using professional-grade PPE, sealed disposal methods, and specialist cleaning solutions.

Emotional Handling: Items with sentimental value were carefully catalogued, stored, and presented to the family—this included photo albums, handwritten letters, and a signed military document.

Neighbourhood Discretion: As the home was on a quiet terraced street, we used unbranded vehicles and conducted loading operations from the rear alley to avoid drawing attention.

✅ Results

At the end of the six-day operation, the property was completely cleared, disinfected, odour-free, and safe for tradespeople or refurbishment. The landlord expressed confidence in re-letting the property after redecoration, while the tenant’s family was visibly moved by the respectful handling of personal effects.
Client Testimonial

“Sophie’s Cleaning Company handled this challenging clearance with dignity and sensitivity. They respected the privacy of our former tenant and worked hard to recover personal items we thought were lost forever. The difference in the property is nothing short of remarkable.”
— Landlord, Prudhoe
